If you are new to real estate investing or "fixing and flipping" a word that will become familiar to you, in no time, is the process of buying an Investment Property, fixing it up and selling it. Usually, the property is put up for sale after sprucing it up with visual cosmetics such as new paint and carpeting and upgrading some fixtures in the bathroom and kitchen.
The skyrocketing real estate market and the abundance of real estate investment books, CD sets, and courses has grown over tremendously over the past several years which has created many "newbies" into the real estate investing arena. An experienced real estate investor does not fear “the valleys” in the market because their actions are not based on speculation and they are not relying 100% on appreciation. They invest by doing their homework and truly understanding, what they are getting in to. If you are considering getting into the real estate market, follow these tips:
1. Read as much as you can about the real estate investment industry – that means read every book, cd set, and free real estate investing course you can get your hands on”. When you think, you've read enough start looking at properties and keep reading and learning. People who excel in the real estate investing industry, never stop learning.
2. Find a mentor, who can teach you the basic rules of investing in real estate properties. Maybe you can ride with them as they scout properties and have them explain their thought process, draw contracts and settle on real estate deals. Find out how they find the "diamond in the rough" deals and avoid buying headaches. The difference between a serious real estate investor and an amateur is that a guru can find a deal that has a very little chance of losing them money, an amateur may find a deal that they think is a winner but the deal may turn sour (i.e. faulty electrical, termites, dry rotted wood). Learn the basic rules of what to look for before buying that “dream” investment home.
3. Join your local Real Estate Investment (REI) club or group. You will meet many experts as well as newbie’s, and you will be surprised how many veterans are willing to share their experience to those who listen. This is your chance to build life long relationships and friendships. Every business centers around relationships - especially in real estate investing. Infact, this may be how you find that investing mentor we were talking about earlier.
The first deal will be the most difficult, it will feel much like your first day of school. You will ease into the process after your initiation and at no point will you feel 100% comfortable. You will also start building wealth through accrued equity in your investment properties. You can either "flip" your properties or you can hold on to them and become a landlord and have a tenant pay off your mortgage. Both forms of investing have their advantages. One offers instant gratification and the other allows you steadily accumulate properties and borrow against the equity.
