1. How much money in loans will this entire investment require?
Your total cash investment is $5,675 - $9475 per property. However, in rare circumstances and depending upon your credit history, the cost of the lot, house, improvements, and market conditions, up to five to ten percent of the appraised value may be required. For example, a Lender may require the Investor to pay $5,000.00 at closing on a $100,000.00 construction loan.
2. Will I have to make any payments during the construction period?
NO, the construction period will not require a separate payment. The interest of the loan is prearranged within the loan amount so there will be no need for monthly payments. The only time a payment will be required is when the allotted amount of the loan has been exceeded.
3. Why Should I invest my money in Florida?
Properties in Florida are currently appreciating at rates of 20% to 35% per year or more. Florida has 14 of the 100 fastest growing counties in the United States, which is currently the number 1 state for growth rate of all 50 states.
4. What are we building and who is the builder?
We are building quality family homes spanning from 2000 to 3200 square feet. Currently we use several developers; All of the developers that we work with have a strong reputation for building quality homes and valuable homes.
5. How long has this program been going on?
The program was started in 2001 in Cape Coral and is continuing to provide various opportunities to interested investors. The Hernando Investment Program began February of 2005 and is open to all investors looking to build homes in the Hernando County area.
6. How many can I buy?
Depending on your credit and the number of lenders that we currently work with are the main factors that go into how many properties an investor can currently buy. Everyone has a chance to qualify to build at least one property. You also have the option to invest with a partner if you wish to build more than property.
7. What if I have "bad credit" or "don't qualify"?
With our special construction loans most of the people who apply can qualify even if they have bad credit. However, if the rare occasion occurs that you do not qualify for a construction property then you can easily find someone who does qualify and then split the profits with them.
8. This sounds too good to be true?
It does sound too good to be true. In addition to bringing together all the necessary pieces to make this investment program work, all the right conditions exist to make this one the best investment opportunities you will find anywhere in the country.
