First-Time Home Buyers — Get YOUR Real Estate Questions Answered Ramsey County & All of MN
Buying your first home is exciting! But it can be a little intimidating as well. How much money does it cost for a down payment? What is PITI? What is Earnest money? What would my monthly payment be? How long does it take to find a home and “close” on it? What is a “closing” anyway? Do I have to pay the realtor? Why do I need a realtor? What type of home should I purchase—condo? Townhouse? Single Family Home? Which types of properties appreciate more quickly?

Move-up Buyers—And whom does this include?
- Perhaps your FAMILY is expanding and that 1500 square foot starter home is just not big enough
- Or, perhaps your INCOME is expanding and you can afford a more luxurious home with greater amenities
- Or, perhaps those condo/townhome days are over and you’d like a YARD for children or pets to play in
- Less house to clean, yard to maintain
- Split the equity from a larger home into two homes—a MN home and a winter getaway home in a delightfully warm place
- Move to one-level living—no stairs
- Use the equity from a larger home to invest in retirement, possibly retire earlier
Whether you are “moving-up” or “sizing-down”…
Your needs are unique! Chances are you have a home to sell as well as one to purchase. Don’t be fooled—particularly in today’s market it’s nearly always better to SELL FIRST. Double mortgage payments are no fun in anyone’s budget. In a market that is more or less a “Buyer’s Market,” other sellers don’t want to accept contingent offers and are likely coached by their agent not to do so. By selling first, you know how much equity you’re going to have out of your current home to put toward your next home. By selling first, your offer for your next home is much, much stronger. By selling first, your life is MUCH less stressful during this transition. So what’s next? Find out how much your home is worth and find an agent you feel comfortable with.
**Get a detailed analysis of what your home is worth based on other comparable homes that have sold in your neighborhood over the last 12 months, as well as comparable homes that are active on the market.

If you would like a copy of the full article “Cost vs. Value” which is published yearly by Realtor® Magazine, leave me a voicemail with your name and address and I’d be glad to send it to you. This article will answer questions like: What value is added to your home for a major kitchen revamp? How much of the money invested in a family room addition do you actually recover when you sell your home? How about a major bathroom overhaul?
